Application Standards
Thank you for your interest in our apartment communities. We look forward to working with you and will do our best to make the application process smooth and efficient for you.
To apply for a residential apartment, you will need to do the following:
- Download and print the Rental Policies document and the Rental Application form which can be found in our Public Library.
- Please read through the documents carefully. Initial and sign where indicated.
- Deliver the signed documents, along with the appropriate deposit(s) [payable to the building ownership] and application fee(s) [payable to Lightner Property Group]. The documents and payments can be delivered to the resident manager or leasing agent for the building, or the main office at 612 Howard Street. They may also be sent by email or fax if that is more convenient for you.
- Please note, we DO NOT rent apartments sight-unseen. You must physically view the apartment BEFORE you submit your application. If you would like to view an apartment, please contact the resident manager or leasing agent for the building to make an appointment to view the apartment.
- The application approval process can take up to 3 business days. If you need an answer sooner, please advise the leasing agent. While we can’t guarantee to have a response sooner, we will make all reasonable efforts to accomodate your request. As the lengthy portion of the process is often due to delays in confirming income, please alert your employer or banker of your pending application and ask them to promptly return our call.
The rental application is in a standard PDF format and will require a PDF reader, such as Adobe Reader.

Looking to the Future: Applicants will be able to apply on-line using our On-Line Application forms and our on-line payment of the application fee and deposit. Do NOT make any on-line payments until instructed to do so by the rental agent.
