ACQUISITION CRITERIA

Lightner Property Group is actively seeking investment opportunities.  If you have an interest in selling your property, or you are a broker with a property to sell on behalf of a client, we invite you to submit your opportunity to us for consideration.  We are happy to sign a non-disclosure agreement or to act as a principle in a transaction. 

Our preferred investment criteria is outlined below:

Existing Apartment Buildings:

  • Well-located, value-add opportunities within one hour of downtown San Francisco or in Auburn, Grass Valley/Nevada City.
  • 10 units or more, 30 to 100 units preferred.
  • San Francisco rent-controlled apartments are a specialty.

Class B and C Office Buildings:

  • Well-located, value-add opportunities. 25,000 to 150,000 square feet preferred.
  • Within one hour of San Francisco and along I 80 Corridor to Auburn, and Grass Valley/Nevada City.

Infill Development Sites:

  • Urban and suburban infill development projects presenting the opportunity to build income-generating multi-tenant residential and/or commercial projects of 25,000 to 50,000 square feet.
  • Within one hour of San Francisco and along I 80 Corridor to Auburn, and Grass Valley/Nevada City.

Preferred Deal Size:

  • $5-35 million, however smaller and larger acquisition opportunities will be considered.

Environmental:

  • Environmentally impaired properties will be considered. Experienced with Brownfield sites.

Due Diligence/Closing:

  • Can be expedited to meet seller’s needs.

Structure:

  • Purchase of 100% fee simple interest preferred; joint venture structures will be considered on a case-by-case basis, especially with owner-user commercial lease partners.
  • Special expertise in complicated legal structures.

Unsolicited Offers:

  • May be made if sufficient information is available. Prefer to do business face-to-face.

Broker Relationship:

  • Lightner Property Group acts as a principal.  Outsourced brokerage services are utilized for post-acquisition leasing and sale requirements. Lightner Property Group will provide fee protection to brokers that bring off-market transactions to the firm and will give first priority for the leasing and re-sale services of brokerage firms that procure transactions for the firm.  All brokerage companies engaged by Lightner Property Group for leasing and sale assignments are required to cooperate with outside brokers.
